Job summary

Mercy Housing is seeking an on-site Property Manager at Catalina Apartments in Tacoma. You will lead site staff, direct building operations, manage resident relations, leasing, and budget adherence, while ensuring compliance and prioritizing maintenance needs.

Ideal candidates will have housing-management experience, strong customer service, and familiarity with HUD/LIHTC properties. This role is on-site with comprehensive benefits and a focus on service to residents.

Qualifications

• High school diploma or equivalent.
• Knowledge of local and federal housing laws including Fair Housing and Landlord and Tenant laws.
• Experience being accountable for financials.
• Experience in housing or property management including HUD, LIHTC, Rural Housing, and Tax-Exempt Bond properties.
• Valid driver's license.

Responsibilities

• Deliver excellent customer service to residents in collaboration with on-site team.
• Manage rent collection and ensure timely payments; achieve collection benchmarks.
• Maintain occupancy rates by driving effective leasing strategies.
• Oversee property operations within budget and identify cost-saving opportunities.
• Monitor expenses to align with budget goals.
• Drive performance to meet Controllable Net Operating Income (CNOI) targets.
• Ensure compliance with regulatory requirements; manage resident files and certifications.
• Perform other duties as assigned.

The Property Manager will provide leadership to site staff, direction for building operations, customer service, resident relations, property budget management, rent collections, leasing, compliance and guidance on maintenance priorities. We are looking applicable experience in management and customer service.

LOCATION: Catalina Apartments | Tacoma

PAY: $32-34/hour, depending on experience

Duties

• Deliver great customer service to residents in partnership with Assistant Property Manager, Maintenance, and Resident Services staff.
• Rent collection, ensure timely payments and achievement of collection benchmarks.
• Maintain occupancy rates at or above budgeted targets by actively managing leasing strategies.
• Manage property operations within approved budget parameters and identifies opportunities for cost savings.
• Regularly reviews and controls property expenses to align with budget goals.
• Drive performance to meet or exceed Controllable Net Operating Income (CNOI) objectives.
• Monitor and ensure compliance with regulatory requirements, including resident files, annual and interim recertifications, and all necessary documentation.
• Other duties as assigned.

Minimum Qualifications

• High school diploma or equivalent.
• Working knowledge of applicable local and federal housing laws, including Fair Housing and Landlord and Tenant laws.
• Experience being accountable for financials.
• Previous housing or property management experience including HUD, Low Income Tax Credits, Rural Housing, and Tax-Exempt Bond properties.
• Legally operate a motor vehicle (valid driver's license).

Preferred Qualifications

• Professional certification in property or affordable housing management.
• Minimum two (2) years of administrative, accounting, customer service, and/or supervisory experience.

Knowledge And Skills

• Comprehend and communicate in the English language both orally and in writing.
• Legally operate a motor vehicle (valid driver's license).
• Proficient with Microsoft Office.
