Mercy Housing is seeking a Property Manager for Catalina Apartments in Tacoma, WA. This on-site, full-time role leads site staff, oversees building operations, resident relations, leasing, budgets, and compliance to deliver affordable housing and quality service.

Qualifications

• High school diploma or equivalent required.
• Knowledge of local and federal housing laws, including Fair Housing and Tenant laws, required.
• Experience managing finances and budgets for a property.
• Housing or property management experience with HUD, LIHTC, Rural Housing, or Tax-Exempt Bond properties preferred.
• Valid driver’s license required.

Responsibilities

• Deliver strong customer service to residents in coordination with staff.
• Manage rent collection and ensure timely payments.
• Maintain occupancy rates and implement leasing strategies to meet targets.
• Oversee property operations within budget and identify cost-saving opportunities.
• Monitor expenses to align with budget and drive NOI improvements.

Description

Property Manager will provide leadership to site staff, direction for building operations, customer service, resident relations, property budget management, rent collections, leasing, compliance and guidance on maintenance priorities. We are looking applicable experience in management and customer service.

LOCATION: Catalina Apartments | Tacoma

PAY: $32-34/hour, depending on experience

• Early close Fridays (3 paid hours each Friday)
• Early close prior to a holiday (3 paid hours)

Duties

• Deliver great customer service to residents in partnership with Assistant Property Manager, Maintenance, and Resident Services staff.
• Rent collection, ensure timely payments and achievement of collection benchmarks.

Maintain occupancy rates at or above budgeted targets by actively managing leasing strategies.

• Manage property operations within approved budget parameters and identifies opportunities for cost savings.

Regularly reviews and controls property expenses to align with budget goals.

Drive performance to meet or exceed Controllable Net Operating Income (CNOI) objectives.

Monitor and ensure compliance with regulatory requirements, including resident files, annual and interim recertifications, and all necessary documentation.

• Other duties as assigned.

Minimum Qualifications

• High school diploma or equivalent.
• Working knowledge of applicable local and federal housing laws, including Fair Housing and Landlord and Tenant laws.
• Experience being accountable for financials.
• Previous housing or property management experience including HUD, Low Income Tax Credits, Rural Housing, and Tax-Exempt Bond properties.
• Legally operate a motor vehicle (valid driver's license).

Preferred Qualifications

• Professional certification in property or affordable housing management.
• Minimum two (2) years of administrative, accounting, customer service, and/or supervisory experience.

Knowledge and Skills

• Comprehend and communicate in the English language both orally and in writing.
• Legally operate a motor vehicle (valid driver's license).
• Proficient with Microsoft Office.
