You will manage PM staff, coordinate capital projects, ensure regulatory compliance, and drive service excellence across the portfolio.

Qualifications

  • BA/BS degree in business, real estate, or related field.
  • 5–7 years onsite commercial property management experience.
  • 3–5 years supervisory experience.
  • Strong analytical and financial skills.
  • Experience with operating costs, budgeting, and controls.
  • Proficient with Microsoft Office and Yardi.
  • Excellent written and verbal communication; strong interpersonal and leadership skills.

Responsibilities

  • Direct, coordinate and execute onsite property management operations including personnel, project management, security, financial management and tenant relations.
  • Develop operating budgets and capital plans.
  • Execute all aspects of R&M and capital projects from design to closeout on budget and on time.
  • Track and manage finances for major projects.
  • Assist accounting with monthly accrual process.
  • Oversee vendor invoices and funding requests in the budget process.
  • Maintain tenant relations and coordinate tenant requests and events.
  • Ensure compliance with FDNY and DOB through regular inspections and maintenance.
  • Lead and develop property management staff and supervise contractors.

Job description

A prestigious and successful commercial real estate owner/operator seeks a Property Manager (PM) to oversee operations of two Class A office buildings in New York City.

As Property Manager, you will be responsible for leading a mid-size team of union and non-union personnel in the day-to-day operation of a multi asset portfolio delivering first-in-class service.

Operations
  • Direct, coordinate and execute functional responsibilities of onsite property management operations including personnel, project management, security, financial management and tenant relations.
  • Develop operating budget and capital plan.
  • Execute all aspects of R&M and capital projects from design to project close out to ensure projects are on budget and timely.
  • Track and manage the finances for major projects.
  • Assist accounting team in monthly accrual process.
  • Knowledge of the budgetary process as it relates to operating and capital expenditure budget.
  • Maintain proper tenant relations by periodic visits, e-mails, and telephone conversations to ensure a high standard is maintained regarding all facets of building operations and services.
  • Coordinate all tenant requests, including moving, deliveries and any special request.
  • Organize various tenant engagements events and town hall meetings to foster a sense of community.
  • Oversee tenant construction projects.
General
  • Conduct regular inspection walk-throughs of common areas, including lobbies, multi-tenant corridors and restrooms and building exterior.
  • Timely address any open maintenance matters including clearing building violations to ensure FDNY and DOB compliance.
  • Oversee the billing process including approval of vendor invoices and execution of capital and major operating funding requests.
  • Provide leadership and direction to property management staff to ensure efficiency and promote professional growth.
  • Oversee management of in-house staff and third-party vendors to ensure contractual compliance and effective operations.
  • Perform various administrative tasks, including weekly payroll, PTO tracking and sustainability data tracking.
Requirements and Qualifications:
  • BA/BS degree in business administration, real estate or related field required.
  • 5-7 years of onsite, commercial property management experience required.
  • 3-5 years of experience in a supervisory role required.
  • Strong analytical skills and financial acumen.
  • Experience with operating costs, budgeting, and related expense controls.
  • Demonstrated proficiency with Microsoft Office applications and Yardi.
  • Excellent verbal and written communication skills.
  • Excellent interpersonal skills.
  • Excellent leadership skills
  • Experience in managing muti asset portfolio a plus.
Education:
  • Bachelor's Degree, preferably in business, real estate, or finance.
  • BOMA RPA, IREM CPM or other Real Estate certification recommended.
