Responsibilities

  • Create annual budgets and analyze financial statements year-round, including variance reports and reforecasts to revenue, expenses, and capex.
  • Lead expense management, including ongoing assessment of contracts and services.
  • Oversee accounting and financial performance of the asset.
  • Manage the tenant experience for large occupiers across the lease term, including move-in and maintenance response.
  • Inspect the property and tenant spaces regularly to ensure upkeep, lease compliance, and adherence to property rules and local/federal codes.
  • Maintain property and lease files per company policy and legal requirements, including tenant records, correspondence, and notes.
  • Lead procurement and contracting, including bids, negotiation, and service delivery.
  • Execute large-scale capital and construction projects with the Director of Engineering to maintain and enhance property value.
  • Identify operational risks, recommend mitigation, and advise senior management on issues with meaningful economic impact.

The Property Manager supports the Senior Property Manager in running over 1.5 million SF of state-of-the-art LEED office buildings in Midtown Manhattan. This includes overall property operations, financial performance, and tenant relationships. The Property Manager sets asset direction by managing owner and tenant needs, staff, and vendor performance..

Responsibilities:

  • Create annual budgets and analyze financial statements year-round, including variance reports and reforecasts to revenue, expenses, and capex.
