Qualifications

Responsibilities

• Assist the Regional Supervisor and Property Manager in monitoring all daily operations activities.
• Provide oversight for onsite staff and directed personnel.
• Market the property to generate traffic and maintain curb appeal.
• Evaluate competitive properties quarterly and adjust leasing strategies.
• Assist with lease-up of new construction, waitlist, outreach, and events.
• Review financial reports and assist with corrections and final submissions.
• Assist with property inspections and file audits.
• Prepare compliance and market applications and move-ins.
• Supervise in the absence of the Regional Supervisor.
• Report infractions promptly and coach staff for improvements.
• Encourage professional appearance and productive work habits.
• Define scope of work and assign tasks clearly.
• Travel to all sites, including out-of-state properties, is required.
• Adhere to regulatory guidelines, policies, and accounting procedures.

Job description

Texas Inter-Faith Management/40i, a non-profit organization affiliated with the affordable housing industry, is seeking a detail-oriented Lease up Property Manager that will design and implement a comprehensive marketing and leasing plan, assist with providing oversight on all day-to-day operations, property budget, organization of the property, management office and maintenance activities. Must have experience with Low Income Housing Tax Credits (LIHTC).

• Bilingual preferred.

Position: Full-time

Responsibilities Include But Are Not Limited To

• Assist the Regional Supervisor and Property Manager in monitoring all daily operations activities.
• Provides oversight for all work performed by employees on-site and anyone under his/her direction.
• Market the property constantly to generate traffic by maintaining superior curb appeal, direct mail flyer advertisement, collaborate with local business to distribute flyers and utilize other creative avenues.
• Shop the competitive properties at least once a quarter to evaluate the staff and the quality of the property compared to the rental rates they are charging.
• Assist with lease-up of new construction, including waitlist creation and maintenance, leasing, outreach marketing, social media management and resident/community events related to leasing or marketing the property.
• Review reports, including financial reports, and assist with corrections and final report submissions.
• Assist with physical property inspections and file audits.
• Prepare compliance and market applications for approval and move in.
• Act in a supervisory capacity in the absence of the Regional Supervisor.
• Report any infractions or discrepancies in any daily operations areas promptly.
• Work with the trainees frequently to identify areas of improvement and provide coaching and correction.
• Encourage personnel to take pride in personal appearance, develop productive work habits and schedule time/ tasks effectively.
• Define employees’ scope of work and communicate new assignments to ensure work is understood, supervised, and accomplished in a timely manner.
• Travel to all sites, including properties outside of the state, is a requirement.
• Adhere to all regulatory guidelines, company policies and accounting procedures.

Knowledge & Skills

MINIMUM QUALIFICATIONS (KNOWLEDGE, SKILLS, AND ABILITIES)

• Knowledge of housing management, budgeting and housing agency regulations.
• Must possess strong management and organizational skills.
• Excellent verbal and written communication skills.
• Self-motivated, flexible, detail oriented and able to respond with tact and courtesy in all interactions.
• Ability to interact effectively with persons of all ethnic and educational backgrounds.
• Bilingual preferred.

Experience
