Job summary

Greystar is seeking a skilled Maintenance Technician to ensure the physical aspects of the property meet standards for cleanliness, safety, and overall functionality. You will diagnose defects, perform repairs, and complete work orders for resident requests.

Responsibilities include make-ready tasks, inventory management, documenting work, and assisting in ground upkeep. The role requires OSHA training awareness, proper certifications, and the ability to work evenings or weekends as needed.

Qualifications

• High school diploma, GED, or related experience and/or training.
• 2 years minimum experience in property management maintenance, other building maintenance, or related trade.
• May be required to hold various certifications (e.g. HVAC) and licenses.
• Proactive and self-motivated with the ability to work independently, as a leader, and a collaborative member of a team.

Responsibilities

• Completes assigned work orders and preventative maintenance by diagnosing defects and repairing per policies.
• Completes the make-ready process to prepare vacant apartments, manage inspections, punch lists, scheduling, and vendor coordination.
• Manages materials by tracking inventory, returning unused items, and notifying supervisor for reorders.
• Documents paperwork to document and track service requests in a timely, accurate, and complete fashion.
• Maintains grounds, common areas, amenities, including trash pickup, pressure-washing, cleaning, and painting curbs or signage.
• Supports cost-cutting by fixing rather than replacing parts when possible and using supplies efficiently.
• Complies with safety policies; attends safety meetings; completes OSHA training; reports incidents promptly.
• May periodically inspect work by contractors to verify quality and compliance with standards.
• Assists in routine property inspections and communicates needs to management.
