RangeWater Residential seeks a Maintenance Technician to perform technical and mechanical work ensuring property buildings, grounds, amenities, and common areas meet company standards for cleanliness, safety, and functionality.

The role emphasizes timely work-order completion, make-ready procedures for vacants, cost-conscious repairs, inventory control, and safety adherence. You will work with residents and maintenance staff to maintain high service levels.

Qualifications

• Experience performing maintenance tasks in building or property settings.
• Ability to diagnose defects and perform repairs following safety standards.
• Strong focus on resident satisfaction and responsive service.

Responsibilities

• Completes assigned work orders from resident requests within 24–48 hours.
• Prepares vacants for leasing by completing make-ready tasks and inspections.
• Repairs components to avoid unnecessary replacements and controls costs.
• Manages materials, inventory, and notifies supervisor when reorders are needed.
• Documents work performed for accurate service records.
• Inspects contractor work to ensure quality and compliance with standards.
• Participates in safety meetings and adheres to OSHA guidelines.
• Interacts courteously with residents and team members, even under pressure.
• Assists in periodic property inspections and communicates needs to management.
• Performs other duties as assigned.
