Job summary

Birge & Held is hiring a Service Technician I to support daily maintenance of an apartment community in Indianapolis. You will perform repairs on HVAC, electrical, plumbing, and structural systems, inspect properties, and ensure timely turnover and safety compliance.

You will coordinate with the operations team, maintain grounds, and handle on-call emergencies as part of a collaborative maintenance team. A valid driver’s license and HVAC-related training are preferred.

Qualifications

• Formal HVAC training or equivalent experience.
• EPA refrigerant handling certification preferred or willingness to obtain.
• HVAC certification preferred.
• Valid driver’s license and reliable transportation for travel between properties.
• OSHA and environmental safety standards knowledge.
• Ability to operate hand and power tools to perform duties.
• Residential property maintenance experience is beneficial.
• Self-motivated, able to multi-task and prioritize tasks.

Responsibilities

• Inspect buildings and common areas for cleanliness, safety, and condition.
• Perform basic repairs and maintenance of HVAC, electrical, plumbing, and structural systems.
• Complete work orders within 48 hours, unless an emergency requires immediate action.
• Ensure unit turnovers are completed within five working days.
• Provide daily progress updates to the operations team and coordinate tasks.
• Maintain grounds and common areas; assist with snow removal and landscaping as needed.
• Submit maintenance documentation accurately and on time; participate in on-call rotation.

Education

Formal technical training in HVAC or equivalent

EPA refrigerant handling certification (preferred)

HVAC certification (preferred)

Valid driver’s license and reliable transportation

OSHA and environmental safety knowledge

Ability to operate hand tools and power tools

Residential property maintenance experience (beneficial)

Self-motivation and multi-tasking
