Job summary

Pratum Companies is seeking a Part-Time Maintenance Supervisor to lead on-site repairs and keep our properties in top condition in Alexandria, VA. You will supervise the maintenance team, manage vendor relations, and coordinate make-ready programs to ensure timely move-ins while controlling costs.

The ideal candidate has at least three years of residential property management experience, strong skills in plumbing, electrical, HVAC, and carpentry, and proficient use of Outlook and OneSite.

Qualifications

• Fluent reading and writing in English; ability to perform intermediate mathematical functions and use on-site resident management software.
• Minimum 3 years in residential property management or related field.
• Licenses are preferred and may be required based on building type.
• Excellent communication including writing, proofreading and speaking.
• Ability to manage multiple projects and assignments with staff and volunteers.
• Strong customer service focus and high quality standards.
• Flexibility to work evenings, weekends, and emergency on-call duties.

Responsibilities

• Oversee maintenance repairs and upkeep of the property.
• Manage make-ready process for timely move-ins.
• Initiate and oversee maintenance projects to improve curb appeal and optimize systems.
• Develop scopes of work and solicit bids from qualified contractors.
• Control expenses; budget, negotiate pricing, and optimize value.
• Develop vendor relationships and manage approved vendor list.
• Direct daily supervision and training for maintenance team.
• Lead Preventative Maintenance program and ensure documentation.
• Adhere to local, state and federal housing rules.
• Foster a customer-service oriented team focused on curb appeal.
• Perform on-call duties as required.
