Pratum Co in Alexandria, VA is seeking an Apartment Maintenance Supervisor to oversee maintenance across seven scattered sites, lead a maintenance team, and coordinate with the Property Manager and vendors. The role includes repairs, make-ready tasks, and preventive maintenance to ensure safe, well‑kept properties.

The position requires experience in residential maintenance, HVAC familiarity, strong communication, and the ability to work on-call.

Qualifications

• High school diploma or GED; ability to read and write English fluently.
• 3+ years of experience as a residential property management maintenance supervisor.
• HVAC certification preferred.
• Ability to coordinate with tenants, staff, and vendors across multiple sites.
• Strong communication and problem-solving skills.

Responsibilities

• Manage and complete service requests in a timely manner.
• Full unit turns including painting, drywall, and minor repairs.
• Daily maintenance to satisfy work orders per procedures.
• Make-ready tasks: painting, appliances, plumbing, electrical fixtures.
• Perform preventive maintenance and inspections of grounds, buildings, and systems.
• Respond to emergencies and follow safety protocols.
• Repair mechanical systems to ensure health and safety compliance.
• Support ventilation, refrigeration, and other system setups.
• Maintain heating and plumbing systems for functionality.
• Inspect alarms and schedule repairs as needed.
• Pest control activities and coordinating vendor quotes.
• On-call schedule and overtime as required.
