Job summary

Greystar is seeking a Maintenance Technician to oversee and perform technical and mechanical work to keep internal and external buildings, grounds, amenities, and common areas in top condition. You will diagnose issues, perform repairs, and ensure safety and cleanliness across the community.

Responsibilities include making ready vacant units, inspecting work, managing inventory and vendors, and supporting budget planning. Strong customer service and safe work practices are essential.

Qualifications

• High school diploma or related experience and training.
• Experience in property management maintenance or related trades.
• Must provide own hand tools and use them safely.
• Able to read, write, and communicate effectively.
• Proficient with basic computer programs and record-keeping.
• EPA HVAC certifications Type I/II or Universal required.

Responsibilities

• Diagnose and repair defects per policies, safety standards, and codes.
• Complete make-ready process for vacant apartments and prep for leasing.
• Develop cleanliness and appearance standards for grounds, exteriors, interiors, and common areas.
• Inspect work by team members to ensure policy compliance and quality.
• Inspect contractors and vendors to verify quality and conformance.
• Maintain inventory and order supplies within budget.
• Perform monthly preventative maintenance per Policy and Procedure Manual.
• Assist Community Manager with budget for repairs and capital projects.
• Support cost-cutting by repairing instead of replacing when possible.
• Lead safety meetings and keep MSDS sheets up to date and compliant with OSHA laws.
• Provide courteous, responsive service to residents and team members.
