Job summary

Pratum Companies is hiring a Property Maintenance Manager to lead on-site maintenance, oversee repairs, and ensure timely make-ready readiness for move-ins. You will supervise the maintenance team, coordinate with contractors, and manage the preventative maintenance program with rigorous documentation.

The role requires strong knowledge of building systems, plumbing, electrical, HVAC, and carpentry, plus experience supervising staff.

Qualifications

• Ability to read/write English fluently and perform basic math.
• 3+ years experience in residential property management or related field.
• Proficient with MS Word, Excel and Outlook; familiarity with OneSite preferred.
• Excellent communication and interpersonal skills; professional demeanor.

Responsibilities

• Manage maintenance-related repairs and upkeep of the property.
• Oversee make ready process to prepare apartments for move-in.
• Initiate and oversee maintenance projects; monitor contractor performance.
• Develop scopes of work and solicit qualified bids from contractors.
• Control expenses, budgeting, and negotiate pricing with vendors.
• Build vendor relationships and maintain approved vendor lists.
• Direct supervision and development of the maintenance team daily.
• Lead Preventative Maintenance program with documentation.
• Adhere to local, state and federal housing rules.
• Foster customer service and curb appeal in daily operations.
• Work on-call and occasional overtime as needed.
