Job summary

Greystar is seeking a Maintenance Technician in Sugar Land, TX to ensure buildings, grounds, and common areas meet company standards for cleanliness, safety, and functionality. You will respond to service requests, diagnose issues, and perform repairs in line with policy and code requirements.

You’ll manage make-ready tasks for vacant homes, inspect work, sustain inventory, support preventative maintenance, and assist in budgeting for repairs.

Qualifications

• High school diploma, GED, or related experience and training.
• Experience in property management maintenance, other building maintenance, or related trade.
• Incumbents must provide own hand tools unless prohibited by State law and must be knowledgeable and skilled in the safe use and maintenance of hand tools, power tools, user‑moved aids, mechanical equipment and measuring devices.
• Ability to apply principles of logical thinking to define and correct problems.
• Proficiency in customer service and interpersonal communication skills in order to effectively interact with residents, clients, team members, and other business contacts, respond courteously to questions and requests, and stay calm when addressing and resolving customer problems.
• Ability to read, write, and communicate effectively to represent company management in a support capacity, act as the first point of contact for internal team members and external visitors to the Company, and answer questions related to department operating policies.
• Proficiency in internet, word processing, spreadsheet, and database management programs in order to maintain records of information and develop and provide information for the manager’s use. Property management system experience preferred.
• Mathematical skills necessary to add, subtract, multiply, and divide numbers, decimals, and fractions in order to review and complete various financial, administrative, and legal documents.

Responsibilities

• Diagnose defects and perform repairs in accordance with established policies, procedures, safety standards, and code requirements.
• Oversees and completes the make-ready process to prepare vacant apartment homes for leasing by inspecting pre-move-out, creating a punch list, scheduling vendors, and ensuring tasks are completed.
• Develop standards for cleanliness and appearance of grounds, amenities, building exteriors, and common areas to reflect Greystar quality.
• Periodically inspect work by service team members to assess policy effectiveness and establish corrective actions.
• Inspect work by contractors and vendors to verify quality and compliance with scope.
• Maintain inventory of spare parts and materials; work with Community Manager to order supplies within budget.
• Complete monthly preventative maintenance procedures per Policy and Procedure Manual.
• Assist Community Manager in developing budgets for regular repair and capital projects.
• Support cost-cutting by fixing rather than replacing parts where possible; use resources efficiently.
• Lead safety meetings and ensure OSHA compliance; keep MSDS sheets current.
• Demonstrate customer service by addressing residents’ questions and complaints with urgency and respect.
