Greystar is seeking a Maintenance Technician to ensure the cleanliness, safety, and overall functionality of the community's buildings, grounds, and amenities. You will diagnose resident requests, perform routine upkeep, and coordinate make-ready for new move-ins.

The role requires hands-on maintenance, adherence to safety standards, and strong customer service to communicate with residents and staff while maintaining the property’s high Greystar standards.

Formación

• High school diploma, GED, or related experience and training.
• Experience in property management maintenance, other building maintenance, or related trade.
• Incumbents must provide own hand tools unless prohibited by State law and must be knowledgeable and skilled in the safe use and maintenance of hand tools, power tools, user-moved aids, mechanical equipment and measuring devices.
• Ability to apply principles of logical thinking to define and correct problems.
• Proficiency in customer service and interpersonal communication skills in order to effectively interact with residents, clients, team members, and other business contacts, respond courteously to questions and requests, and stay calm when addressing and resolving customer problems.
• Ability to read, write, and communicate effectively to represent company management in a support capacity, act as the first point of contact for internal team members and external visitors to the Company, and answer questions related to department operating policies.
• Proficiency in internet, word processing, spreadsheet, and database management programs in order to maintain records of information and develop and provide information for the manager’s use. Property management system experience preferred.

Responsabilidades

• Assist and complete work orders from resident requests for service and routine upkeep by diagnosing defects and making repairs.
• Oversee and complete the make-ready process to prepare vacant apartments by inspecting, listing tasks, scheduling vendors, and ensuring quality.
• Develop standards for cleanliness and appearance of grounds, exteriors, interiors, and common areas to reflect Greystar quality.
• Periodically inspect work by service team members and contractors to ensure quality and compliance.
• Maintain inventory of spare parts and coordinate with Community Manager to order supplies within budget.
• Complete monthly preventative maintenance procedures per Policy and Procedure Manual.
• Assist Community Manager in budgeting for repairs and capital projects.
• Support cost-control by fixing instead of replacing when feasible and following tool usage guidelines.
• Attend safety meetings and ensure OSHA and safety compliance across the community.
