Job summary

Elmington Living is seeking a Maintenance Supervisor for Dunhill Flats in Knoxville, TN. You will oversee the maintenance workflow, order supplies, diagnose issues, and perform service requests across HVAC, plumbing, electrical, and carpentry.

Strong leadership and communication are essential to manage vacancies and ensure timely turn times. The role requires at least 2 years in property maintenance, HVAC/EPA certifications, and a proactive approach to safety and resident satisfaction.

Qualifications

Minimum 2 years of property maintenance and/or maintenance experience.
HVAC or EPA Universal certification required.
Maintain the physical condition of the property.
Utilize hand tools and power tools.
Building maintenance and repairs.
Responding to issues outside of normal work schedule when required.
Accurately reporting all time worked by clocking in before beginning to work and out only when done working.
Following all company policies and procedures.
Other duties as assigned.

Responsibilities

Oversee workflow for the service staff and delegate workload.
Meet and exceed budget expectations for expenditures.
Order supplies, materials, and tools as needed.
Diagnose problems and repair major appliances, HVAC, plumbing, electrical and carpentry.
Address landscaping and snow/ice removal.
Communicate effectively with residents and coworkers.
Perform service requests correctly and promptly.
Operate computers and company software.
Adhere to Elmington's service work order standards.
Lead with vision and initiative.
