Job summary

Greystar in Colorado Springs is seeking a maintenance technician to uphold the community’s standards for cleanliness, safety, and functionality. You will address resident work orders and oversee make-ready tasks to prepare units for leasing.

Responsibilities include coordinating vendors, maintaining tools and inventory, performing preventative maintenance, and supporting budgeting efforts. You will work on-site, ensuring high-quality maintenance and exceptional resident service.

Qualifications

• Experience in property management maintenance or related trade is required.
• Ability to apply principles of logical thinking to define and correct problems.
• Proficiency in customer service and interpersonal communication to interact with residents and team members.
• Ability to read, write, and communicate effectively to represent management and respond to inquiries.
• Proficiency in internet, word processing, spreadsheet, and database management programs; property management system experience preferred.
• Math skills to handle numbers in financial, administrative, and legal documents.

Responsibilities

• Assists and completes work orders from resident requests and routine upkeep by diagnosing defects and making repairs per policy and safety standards.
• Oversees and completes the make-ready process for vacant apartments, including inspections, punch lists, and coordinating vendors.
• Develops standards for cleanliness and overall appearance of grounds, amenities, exteriors, and common areas to reflect Greystar quality.
• Periodically inspects work by staff and contractors to ensure quality and implement corrective actions.
• Maintains inventory of spare parts and orders supplies within budget guidelines.
• Performs monthly preventative maintenance and assists in budgeting for repairs and capital projects.
• Supports cost-cutting initiatives by fixing rather than replacing where feasible and using tools correctly.
• Conducts safety meetings and keeps MSDS sheets current; adheres to OSHA requirements.
