Job summary

Greystar Worldwide, LLC in St. Louis, MO seeks a Maintenance Technician to perform preventive maintenance, diagnose and repair issues in apartments and common areas, and oversee make-ready processes to prepare units for new residents.

You will follow safety standards, manage vendor coordination, maintain inventory, and support budget goals while delivering responsive service to residents and upholding Greystar's standards.

Qualifications

• High school diploma, GED, or related experience and training.
• Experience in property management maintenance or related trade.
• Must be knowledgeable and skilled in safe use of hand tools, power tools, and measuring devices.
• Ability to apply logical thinking to define and correct problems.
• Proficiency in customer service and interpersonal communication with residents and team members.
• Ability to read, write, and communicate effectively for internal/external contacts.
• Proficiency in internet, word processing, spreadsheets, and database management; property management system experience preferred.
• Mathematical skills for handling financial, administrative, and legal documents.

Responsibilities

• Assists and completes work orders from resident requests and routine upkeep by diagnosing defects and making repairs per policies and safety standards.
• Oversees and completes the “make-ready” process to prepare vacant homes for leasing, including inspections, punch lists, vendor scheduling, and material procurement.
• Develops standards for cleanliness and appearance of grounds, amenities, and units to reflect Greystar quality.
• Periodically inspects work by service team members and contractors to ensure quality and compliance.
• Maintains inventory of spare parts and tools; coordinates with Community Manager on supplies within budget.
• Performs monthly preventative maintenance per Policy and Procedure Manual.
• Supports budget development for repair and maintenance and capital projects.
• Contributes to cost-control programs by using resources efficiently.
• Participates in safety meetings and ensures MSDS and OSHA compliance.
