Job summary

Greystar is seeking a Maintenance Technician to oversee and perform technical and mechanical work ensuring the inside and external buildings, grounds, amenities, and common areas meet the company’s standards for cleanliness, appearance, safety, and overall functionality.

The role handles resident service requests, makes-ready vacant homes for leasing, coordinates vendors, maintains inventory, and supports budget and safety programs while delivering strong customer service to residents and teams.

Qualifications

• High school diploma or GED or related experience and training.
• Experience in property management maintenance or related trade.
• Must have tools unless prohibited by state law and be skilled with hand and power tools.
• Ability to read, write, and communicate effectively for internal and external contacts.
• Proficiency with internet, word processing, spreadsheets, and databases; PM system experience preferred.

Responsibilities

• Assists and completes work orders from resident requests and routine upkeep by diagnosing defects and making repairs per policies and safety standards.
• Oversees and completes the make-ready process to prepare vacant homes for leasing, including inspections, punch lists, vendor coordination, and supplying materials.
• Develops standards for cleanliness and appearance of grounds, exteriors, interiors, and common areas to reflect high Greystar quality.
• Periodically inspects work by service team members and vendors to ensure quality and compliance.
• Maintains inventory of spare parts and maintenance materials; coordinates with Community Manager on supplies within budget.
• Completes monthly preventive maintenance per Policy and Procedure Manual.
• Supports budget development for repairs and capital projects; assists with cost-control efforts.
• Attends safety meetings, keeps MSDS current, and complies with OSHA and safety laws.
