Job summary

AOG Living is seeking an experienced Service Manager in Texas to oversee the physical property and maintenance operations for an apartment community. You will lead maintenance staff, handle make-ready, preventative maintenance, and safety compliance, while coordinating with management and residents for timely work orders and turnover.

The role requires a high school diploma, 5 years of multi-family experience, HVAC and CPO certifications, and hands-on proficiency with a wide range of maintenance

Qualifications

• High school diploma or equivalent.
• Five years of multi-family experience or equivalent combination of education, training and experience that demonstrates the ability to perform the duties of this position.
• EPA Section 608 (HVAC/Freon Recovery certification) required.
• Certifications/Permits required City or State to perform job responsibilities required.
• Training in boiler repair, plumbing and mold detection/resolution required.
• Certified Pool Operator (CPO) required.

Responsibilities

• Supervises, trains and schedules maintenance activities for the apartment community and maintenance staff.
• Coordinate, schedule and respond to resident/management requests and work orders for occupied units.
• Coordinate, schedule and prepare vacant apartment units for move-in.
• Coordinate and schedule safety and skills training for maintenance employees.
• Identify and correct hazardous property conditions that could place the property at risk.
• Order supplies and manage maintenance budget.
• Coordinate, schedule, and perform preventative maintenance on equipment and units.
