Job summary

AOG Living in Dallas is seeking an experienced Service Manager to oversee the physical property, perform maintenance, make-ready, preventative maintenance, and oversee construction/rehabilitation projects for an apartment community. You will supervise the maintenance staff and may handle groundskeeping or pool duties as needed.

This role reports to the Community Manager and Regional Maintenance Supervisor and requires strong hands-on trades skills, safety leadership, and budget management.

Qualifications

• High school diploma or equivalent.
• Five years of multi-family experience or equivalent.
• EPA Section 608 (HVAC/Freon Recovery) certification.
• City or State permits to perform responsibilities.
• Training in boiler repair, plumbing and mold detection/resolution.
• Certified Apartment Maintenance Technician (CAMT) preferred.
• Certified Pool Operator (CPO) required.

Responsibilities

• Supervise and schedule maintenance activities for the apartment community and maintenance staff.
• Coordinate, schedule and respond to resident/management requests and work orders for occupied units.
• Coordinate, schedule and prepare vacant apartment units for move-in.
• Coordinate safety and skills training for maintenance staff.
• Identify and correct hazardous property conditions.
• Order supplies and manage the maintenance budget.
• Coordinate and perform preventative maintenance on equipment and units.
