AOG Living is seeking an experienced Service Manager to oversee the physical property, manage maintenance staff, and coordinate make-ready and preventative maintenance across an apartment community in Texas.

The role includes scheduling, budgeting, safety training, and ensuring compliance with HVAC, plumbing, boiler, and mold-related requirements. Strong leadership and communication skills are essential for collaboration with residents, vendors, and management.

Qualifications

• High school diploma or equivalent.
• Five years of multi-family experience or equivalent combination of education, training and experience that demonstrates the ability to perform the duties of this position.
• EPA Section 608 (HVAC/Freon Recovery certification) required.
• Certifications/Permits: City or State to perform job responsibilities required.
• Training in boiler repair, plumbing and mold detection/resolution required.
• Certified Apartment Maintenance Technician (CAMT) preferred.
• Certified Pool Operator (CPO) required.

Responsibilities

• Under the direction of Community Manager, supervises, trains and schedules maintenance activities for apartment community and maintenance staff.
• Coordinate, schedule and respond to resident/management requests and work orders for occupied units.
• Coordinate, schedule and prepare vacant apartment units for move-in.
• Coordinate and schedule appropriate safety and skills training for maintenance employees.
• Identify and correct hazardous property conditions that could place the property in a liable position.
• Ordering supplies and managing maintenance budget.
• Coordinate, schedule, and perform preventative maintenance on equipment and units.
