Job summary

Emerge Living, a trusted multi-family property management firm, seeks a Service Manager to lead maintenance across communities in Texas and beyond. You will supervise technicians, ensure timely repairs, and maintain make-ready units while upholding high safety and quality standards.

Qualifications

• 3–5 years in apartment maintenance with supervisory responsibilities.
• EPA Certification Type I and II required.
• Strong leadership and mentoring abilities with regulatory compliance.
• Experience with building systems: plumbing, electrical, HVAC.
• Valid driver’s license and clean driving record.

Responsibilities

• Lead and coordinate the maintenance team to address property and apartment repairs.
• Respond promptly and courteously to service requests.
• Maintain an adequate supply of move-in-ready apartments to meet leasing demand.
• Assist with hiring, training, and developing maintenance staff.
• Oversee preventive maintenance programs to minimize emergencies.
• Manage the maintenance department, acting as a technical expert and resource for the property team.
• Address resident service requests and perform routine property maintenance.
• Oversee make-ready process for vacant units, including inspections and vendor coordination.
• Maintain cleanliness and aesthetics across grounds, buildings, amenities, and common areas.
• Inspect work for quality and compliance with standards.
• Manage inventory and budget for maintenance supplies.
• Conduct monthly preventive maintenance tasks.
• Lead safety initiatives and OSHA compliance.
