W3Global is seeking an experienced Maintenance Manager to oversee maintenance operations for residential and commercial properties in the Birmingham area. The role combines hands-on repairs with team leadership, scheduling, vendor management, and financial oversight to ensure high-quality service and timely issue resolution.

• Minimum 5 years of hands-on maintenance experience in residential or commercial settings.
• 2+ years of supervisory experience overseeing maintenance staff.
• Strong technical knowledge of plumbing, electrical, HVAC, carpentry, and general building systems.
• Experience with scheduling, vendor coordination, work-order management, and cost monitoring.
• Familiarity with property management or field-service software (Jobber/Buildium).
• Excellent organizational, communication, and problem-solving skills.

Responsabilidades

• Diagnose and repair plumbing, electrical, HVAC, appliances, and carpentry issues across properties.
• Lead and train maintenance technicians; develop daily/weekly schedules and dispatch work.
• Manage work orders from initiation to billing; ensure documentation and photos are captured.
• Coordinate preventive maintenance and property turnovers; schedule vendor work as needed.
• Monitor budgets, labor, and material costs; track profitability and billing status.
• Maintain safety, compliance with codes, and on-call coverage for emergencies.
