Job summary

Avenue5 Residential is seeking a Maintenance Supervisor in Kirkland to lead day-to-day maintenance operations, ensure compliance with company policies, and manage budget for the property. You will oversee a team, prioritize service requests, and drive safety and curb appeal across the site.

Responsibilities include coordinating repairs (electrical, plumbing, HVAC, carpentry), managing emergencies, and mentoring staff while maintaining a professional demeanor and strong resident relations.

Qualifications

• High school diploma or equivalent required.
• At least three years in property management or related field.
• General maintenance and carpentry skills.
• Valid driver’s license and auto insurance.
• CPO and EPA certifications preferred.
• Excellent customer service and interpersonal skills.
• Strong organizational and time-management skills.
• Ability to multi-task and cope with difficult people.

Responsibilities

• Oversee daily maintenance tasks and make-ready standards.
• Review service requests and identify chronic issues.
• Respond promptly to maintenance issues per policy.
• Perform repairs (electrical, plumbing, HVAC, carpentry, appliances, etc.).
• Inspect property grounds and common areas for safety and cleanliness.
• Manage emergencies and on-call rotation between staff and vendors.
• Ensure maintenance costs stay within budget and assist with budgeting.
• Walk property weekly with leadership to address challenges.
• Mentor maintenance team and maintain professional standards.
• Coordinate with property manager on compliance with policies and standards.
