Job summary

Gallery Residential is seeking a Service Director for our Richmond, VA properties. You will oversee maintenance operations, supervise the on-site service team, manage work orders, and ensure safety, cleanliness, and reliable building operations across multiple sites.

This role requires strong project management, budget awareness, and the ability to coordinate vendors, contractors, and residents. You will lead preventative maintenance, safety meetings, and compliance with OSHA and MSDS

Qualifications

• Maintenance experience on apartment properties preferred.
• Ability to read and apply safety regulations (OSHA, MSDS).
• Strong communication and scheduling skills.
• Ability to work indoors and outdoors in all weather.

Responsibilities

• Assists with and completes work orders from resident requests and routine upkeep per policies.
• Oversees make-ready process for vacant units, coordinating vendors and inspections.
• Sets standards for cleanliness and appearance of grounds, exteriors, interiors, and common areas.
• Inspects work, ensures materials meet quality standards and budgets.
