Job summary

Valiant Residential is seeking an Assistant Maintenance to support the maintenance supervisor and uphold safety standards on the property. You will work with the leasing team to maximize renewals and leasing opportunities, ensuring all duties align with Valiant Residential policies.

Qualifications

• Minimum of two years of full-time experience in apartment maintenance or a trade that requires basic knowledge of electricity, plumbing, carpentry, painting, and HVAC is required.
• High school diploma or equivalent. Technical Certification is a plus.
• EPA (refrigerant, transition, and recovery certification)
• Must possess strong verbal and written communication skills in English; bilingual in Spanish is a plus.
• Own a basic set of hand tools.
• Valid driver’s license with good driving record and auto insurance.

Responsibilities

• Complete resident service requests within 24 hours.
• Manage system for handling resident service requests; schedule on-call rotation.
• Assist in ensuring compliance with company policies and applicable laws (ADA, Fair Housing, OSHA).
• Assist in distributing flyers and other materials.
• Keep safety materials current and address unsafe conditions.
• Maintain records of preventive maintenance, service requests, and make-ready status of vacants.
• Schedule and perform minor routine maintenance; inspect tools.
• Diagnose and perform routine maintenance on electrical, plumbing, HVAC, appliances, and related systems.
• Handle on-call duties and standby emergency coverage.
• Assist in preparing property for inspections.
• Perform additional duties as assigned by management.
