Job summary

Valiant Residential in Houston is seeking an Assistant Maintenance to support the maintenance supervisor and help keep the property safe and well-maintained. You will work with the leasing team to maximize renewals and leasing opportunities while ensuring compliance with policies.

The role requires basic trade knowledge across electricity, plumbing, carpentry, painting, and HVAC; a high school diploma; EPA certification; and a valid driver’s license.

Qualifications

• Two years of full-time apartment maintenance experience or a trade with basic knowledge of electricity, plumbing, carpentry, painting, and HVAC.
• EPA certification is required (refrigerant handling)
• Must have strong verbal and written communication in English; bilingual in Spanish is a plus.

Responsibilities

• Complete service requests within 24 hours when residents report them.
• Assist in managing the system for handling resident service requests and on-call rotation.
• Follow policies and procedures and comply with ADA, Fair Housing, OSHA, and related laws.
• Assist in distributing flyers and materials.
• Maintain safety materials and promptly correct unsafe conditions.
• Keep accurate records of preventive maintenance and make-ready status of vacant apartments.
• Schedule and perform minor routine maintenance on equipment and inspect tools.
• Perform daily maintenance on electrical, plumbing, HVAC, appliances, lighting, doors, windows, and other property systems.
• Handle on-call duties and standby emergency coverage as needed.
• Assist in preparing the property for inspections and take on additional duties as assigned by the property manager or Regional Community Supervisor.
