Job summary

Pennrose Management Company in Alexandria, VA is seeking a Property Leasing Specialist to market and lease assigned properties and provide resident services. You will coordinate leasing events, tours, and promotions while upholding company policies and Fair Housing laws.

Qualifications

• High School Diploma or equivalent.
• Bachelor’s Degree preferred.
• 2 or more years’ experience in multi-family property management.
• Experience with Low Income Housing Tax Credit Program and/or HOPE 6 preferred.
• Knowledge of HUD programs including HOPE 6 and project-based Section 8.
• Proficiency in Yardi preferred.
• Proficiency in Microsoft Windows, including Microsoft Excel and Outlook.
• Excellent customer service skills.
• Requires a valid driver’s license, an insured vehicle, and the ability to travel (between properties).

Responsibilities

• Coordinating leasing events such as open houses, realtor tours, and resident promotional activities.
• Assists with the development and implementation of resident services programming.
• Maintains knowledge of market conditions affecting leasing and operations.
• Manages property’s calling sequences and contact information.
• Notifies residents of issues affecting tenancy.
• Files court documents for eviction and attends hearings as Landlord’s representative.
• Oversees security deposit administration and refunds.
• Maintains property security measures and documents incidents.
• Maintains accounts payable/receivable procedures.
• Processes property expenditures for approval.
• Leads property tours and markets amenities.
• Tracks referrals, walk-ins, and phone inquiries.
• Prepares leasing packages and required forms.
• Reviews and screens applications for approval.
• Maintains filing systems for tenants, applicants, accounting, vendors, and contracts.
• Maintains deposits and rental collections.
• Mediates landlord-tenant disputes and responds to concerns.
• Uses maintenance software to track work orders.
• Inspects move-in/out conditions and turnover status.
• Conducts annual unit inspections and recertifications.
• Performs competitive marketing analysis.
