Job summary

Pennrose is seeking a Leasing Associate in Alexandria, VA to market and lease assigned properties, provide resident services, and implement policies under supervision. You will coordinate open houses, tours, and promotional activities while maintaining knowledge of market conditions and competitive pricing.

Responsibilities include managing the answering service, notifying residents of tenancy issues, processing security deposits, and assisting with property operations and annual inspections.

Qualifications

• High School Diploma or equivalent required.
• Bachelor’s degree preferred.
• 2+ years in multi-family property management.
• LIHTC and/or HOPE 6 experience preferred.
• Knowledge of HUD programs including HOPE 6 and Section 8.
• Proficiency in Yardi preferred.
• Proficiency in Windows (Excel/Outlook) preferred.
• Excellent customer service skills.
• Valid driver’s license and insured vehicle; ability to travel between properties.

Responsibilities

• Coordinate leasing events such as open houses and tours.
• Assist with resident services programming.
• Stay informed on market conditions affecting leasing and operations.
• Manage property’s answering service and customer interactions.
• Notify residents of tenancy issues and mediate where needed.
• Prepare and file eviction documents as landlord’s representative.
• Oversee security deposit administration and refunds.
• Maintain building security measures and incident reporting.
• Handle accounts payable/receivable familiarity and processes.
• Process property expenditures with approval.
• Lead property tours and track referrals and inquiries.
• Prepare leasing checklists and required documentation.
• Review applications for approval.
• Maintain organized filing systems for tenant, applicant, accounting, and vendor files.
• Maintain deposits and rent collections.
• Monitor landlord-tenant relations and mediate disputes.
• Respond to resident concerns and provide referrals.
• Use maintenance software to track work orders.
• Inspect move-in/out conditions and unit turnover status.
• Assist with annual unit inspections and recertifications.
• Reassess property and perform competitive marketing analysis.
• Stay compliant with policies and Fair Housing laws.
• Order office supplies; maintain daily office hours including weekends/holidays.
• Adhere to invoice approval policy; no authority to purchase.
