Job summary

Capital Square Living is seeking a Community Manager to oversee day-to-day operations at an assigned property. You will lead a team, manage budgets, and ensure compliance with housing laws while driving occupancy and revenue goals.

The role involves coordinating leasing, maintenance, and vendor relations, while maintaining resident satisfaction and operational efficiency across the property.

Qualifications

• High school diploma, GED, or related experience.
• Demonstrated management and supervisory skills sufficient to hire, lead, direct, evaluate, and manage subordinate and team members including maintenance specialists.
• Ability to read, write, and communicate effectively to comprehend and complete legal documents, sell and explain apartment features, and answer questions about the property’s operation.
• Proficient in word processing, spreadsheet, and database management programs in order to complete required reports and employment documents.
• Strong proficiency in using property management software (preferably Yardi and/or equivalent)

Responsibilities

• Input into budget development for the property by analyzing financial statements and reviewing marketing information.
• Meet revenue targets by setting rent rates and ensuring timely collection and deposits.
• Approve invoices from vendors and service providers and ensure insurance certificates are valid.
• Manage communication between vendor/contractor, accounting, and client/owner as needed.
• Control expenditures by staying within the approved budget and manage cash balances.
• Oversee leasing process including applications, renewals, notices, evictions, and late fees as allowed by lease terms.
• Analyze market and economic trends to implement marketing and leasing strategies to meet occupancy and revenue goals.
• Promote resident satisfaction by addressing complaints, questions, and service requests promptly.
• Ensure maintenance team complies with company standards and responds to service requests.
• Conduct regular property inspections to keep buildings, grounds, and amenities safe and appealing.
• Complete accounting, financial, administrative, and other reports as assigned.
