Qualifications

• Minimum of 5 years of multifamily maintenance experience, with at least 2 years supervising technicians across multiple properties.
• Experience running a work order queue and technician scheduling in a maintenance platform; Yardi Voyager (Maintenance IQ) preferred or willingness to learn the ArtHaus workflow within 30 days.
• Clear written and spoken communication with Regional Managers, Property Managers, residents, vendors, and the team.

Responsibilities

• Daily work priorities and technician allocation across pods.
• Service Manager supervision and technician productivity.
• Weekly open work order review and aging control.
• Turn execution against the 5-day standard.
• Estimates, spend, and invoice approval within defined authority.
• Vendor strategy and contract negotiation.
• Annual maintenance budget and monthly variance reporting.
• Recruiting, onboarding, and hiring recommendations for the maintenance team.
