Job summary

ArtHaus Properties is seeking a Service Manager to oversee the physical maintenance of our communities, including buildings, grounds, and equipment. Lead the maintenance team, ensure safety, and deliver timely work orders, preventive programs, and capital projects.

You will supervise staff, drive on-time completion of emergency (2 hours) and non-emergency (48 hours) requests, manage make-ready turnovers within 5 business days, and maintain strong resident communications and safety compliance.

Qualifications

• Minimum of five years of maintenance experience in multifamily or commercial property management, including supervisory experience.
• Strong working knowledge of HVAC, electrical, plumbing, and appliance repair.
• EPA Type II or Universal Certification required; HVAC certification preferred.
• Valid driver’s license and reliable transportation.

Responsibilities

• Lead maintenance staff and daily briefings, assign work orders and priorities.
• Ensure on-time completion of emergency (2 hours) and non-emergency (48 hours) work orders.
• Oversee make-ready process to turnover vacant units within 5 business days.
• Develop preventive maintenance schedule for HVAC, electrical, plumbing, and systems.
• Maintain resident communication and high maintenance satisfaction.
