Job summary

ArtHaus is seeking a Portfolio Maintenance Manager to oversee daily maintenance across ~2,500 units, leading Service Managers and Technicians, and managing the 5-day turn standard.

Based at ArtHaus headquarters in Oakland with travel to properties, you will design preventive maintenance, manage budgets, vendor contracts, and ensure safety and code compliance while mentoring the maintenance team.

Qualifications

• 5+ years of multifamily maintenance experience with supervisory responsibilities across multiple properties.
• Strong hands-on knowledge of plumbing, electrical, HVAC, appliances, and unit turn work to scope and verify quality.
• Experience running a work order queue and technician scheduling; familiar with maintenance platforms (Yardi Voyager preferred).

Responsibilities

• Daily work priorities and technician allocation across pods.
• Service Manager supervision and technician productivity.
• Weekly open work order review and aging control.
• Turn execution against the 5-day standard.
• Estimates, spend, and invoice approvals within authority.
• Vendor management and contract compliance.
• Purchasing, inventory, and vehicle stipends.
• Develop and enforce turn and rent-ready standards with Regional Managers.
• Design and own preventive maintenance program and schedule.
• Annual maintenance budget development and monthly variance reporting.
• Recruiting and onboarding for the maintenance team.
• Ensure OSHA, EPA, and California habitability compliance.
