Job summary

associacareers seeks a Portfolio Community Manager to support onsite staff and oversee administrative, maintenance and capital projects for multiple HOA and condominium communities in the Gaithersburg area.

You will work from the corporate office in Gaithersburg, MD, travel to communities, interact with boards and residents, and manage budgets, vendor bids, and capital projects with a customer‑focused, team‑oriented approach.

Qualifications

• 2+ years of community association experience preferred.
• Knowledge of Board of Directors, General Manager roles and homeowner requests.
• Willingness to obtain CMCA within first year, company paid.
• Customer service driven and team oriented.
• Financial acumen to read and interpret financials (Balance Sheet, P&L, reserves).
• Effective project management with ability to prioritize multiple projects.
• Excellent written and verbal communication skills.

Responsibilities

• Provide support to onsite staff and oversee administrative, maintenance and capital projects across communities.
• Work from corporate office in Gaithersburg, MD and travel to assigned communities.
• Meet with onsite staff and Board members; implement policies and strategic initiatives.
• Walk and inspect communities to ensure maintenance and adherence to HOA codes, rules and regulations.
• Issue violation letters and follow up for remediation.
• Prepare board packages and coordinate monthly/annual board meetings.
• Create weekly communications to homeowners about maintenance, guidelines and events.
• Assist homeowners with architectural review forms and Board decisions.
• Hire, train, and develop staff; manage budgets and vendor relations.
