Job summary

Asset Living is seeking a Porter in Palmdale, CA to assist in carrying out maintenance processes, support the make-ready process, and ensure safety and cleanliness of community common areas. You will work under the Maintenance Supervisor and Community Manager, with on-site presence and on-call duties as required.

Qualifications include a High School Diploma or equivalent, basic computer skills, and knowledge of Fair Housing Laws and OSHA requirements.

Qualifications

• Must have basic knowledge of Fair Housing Laws and OSHA requirements.
• Ability to understand and perform all on-site software functions; basic computer skills required.

Responsibilities

• Regular/daily onsite attendance is required.
• Responsible for cleaning, trash removal, and general maintenance of grounds, buildings, breezeways, and all interior and exterior community common areas.
• Respond to resident/management requests and work orders for community common areas, buildings, and units in a timely manner.
• Ensure all repairs and replacements necessary for grounds, buildings, breezeways, and community common areas are completed in a timely manner.
• Inspect grounds, buildings, and other community features daily to identify, minimize, and correct hazardous property conditions or liability concerns.
• Assist in maintaining a preventative maintenance program that extends the life of the community while minimizing future repairs.
• Maintain a well-organized and adequately stocked maintenance shop while adhering to safety standards and OSHA guidelines.
• Participate in unit inspections as requested.
• Report any observed violations of community rules and regulations to the Maintenance Supervisor and/or Community Manager.
• On-call emergency at community as needed.
