Job summary

Blue Castle Agency is seeking a Community Manager for a large, 800-site community in Chesterfield, MI. You will own the P&L, lead the on-site team, work with sales to move homes, and be the main contact for residents and ownership to keep operations running smoothly.

The role requires strong leadership, proven results, and hands-on management of occupancy, NOI, and collections, with a focus on onboarding, vendor management, and community standards.

Qualifications

• 3+ years of leadership experience in property management or related fields.
• Proven track record improving occupancy and NOI.
• Experience owning P&L and managing budgets.
• Familiarity with Fair Housing standards and landlord-tenant laws.

Responsibilities

• Run community like a business, lead on-site team, and drive collaboration.
• Partner with sales team to keep homes show-ready and move transactions.
• Own occupancy, NOI, and collections; manage budgets and vendor spend.
• Manage rent billing, notices, and payment agreements per state law.
• Coordinate resident turnover, applications, leases, and paperwork.
• Maintain curb appeal and oversee grounds vendors.
• Flag capital needs to Regional VP and coordinate project access.
• Oversee home readiness and ensure turnover readiness.
• Build resident relationships, keep ledgers accurate, and close work orders within 48 hours.
