Job summary

Blue Castle Agency in Phoenix, AZ is seeking a Community Manager to oversee two manufactured housing communities totaling about 300 home sites. You will own the P&L, lead the on-site team, and partner with sales to move homes, ensuring residents and ownership experience quality.

You will manage occupancy, NOI, and collections, handle rent billing and notices, coordinate capital projects, and maintain curb appeal.

Qualifications

• 3+ years of leadership experience in property management or related fields.
• Proven track record of delivering tangible results with numbers.
• Experience owning P&L: occupancy, NOI, and collections.
• Self-starter who proactively solves problems.
• Strong coaching skills to lead a small on-site team.
• Familiarity with Fair Housing Standards and landlord-tenant laws.

Responsibilities

• Run communities like your own business; own the numbers and coach the on-site team.
• Partner with the on-site sales team to keep homes show-ready and close sales.
• Own occupancy, NOI, and collections; manage budgets and vendor spending.
• Handle rent billing and collections, including notices and payment agreements per state laws.
• Coordinate resident-owned home changeovers; manage applications and leases.
• Maintain curb appeal by supervising grounds vendors and upkeep.
• Flag capital needs and coordinate vendor logistics with the Regional VP.
• Oversee home readiness including walkthroughs and turnover processes.
• Build strong resident relationships and ensure accurate ledgers and timely work orders.
