Job summary

Blue Castle Agency is hiring a Community Manager for a large 500+ site manufactured housing community in South Lyon, MI. You will own the P&L, lead the on-site team, and work closely with the sales group to keep homes moving and occupancy healthy.

You’ll manage budgets, vendor relationships, rent billing, and collections while ensuring compliance with Fair Housing laws and state landlord-tenant regulations. A hands-on leader with a results-driven mindset will thrive here.

Qualifications

• 3+ years of leadership experience in property management, sales, hospitality, or running your own business.
• Track record of real results with measurable outcomes.
• Comfortable owning a P&L: NOI, occupancy, collections, and expenses.
• Self-starter who takes initiative and solves problems.
• A true coach who sets goals, provides regular feedback, and inspires a small team.

Responsibilities

• Run your community like your own business, own the numbers, lead the onsite team.
• Partner with the on-site sales team to keep homes show-ready and close deals.
• Own occupancy, NOI, and collections; manage budgets and vendor/staff spending.
• Handle rent billing and collections, including notices and payment plans per state laws.
• Facilitate resident-owned home transitions: applications, leases, signings.
• Maintain curb appeal; manage grounds vendors and mystery-shop checks.
• Identify capital project needs and coordinate with the Regional VP.
• Oversee home readiness: walkthroughs, punch lists, turnovers for resale.
• Build and sustain resident relationships with timely responses and accurate ledgers.
