Job summary

Blue Castle Agency is seeking a Community Manager to oversee two manufactured housing communities in the Fenton, MI area. You’ll own the P&L, lead the on-site team, and collaborate with the sales team to keep homes moving, while ensuring residents and ownership are well taken care of.

This role emphasizes hands-on leadership, strong financial acumen, and a focus on occupancy, collections, and vendor management to maintain steady, profitable operations.

Qualifications

• 3+ years of leadership experience across property management, sales, skilled trades, hospitality, or running your own business.
• Track record of real results with numbers.
• Comfortable owning P&L: NOI, occupancy, collections, and expenses.

Responsibilities

• Run two communities like a business—own the numbers, lead on-site team, and drive collaboration and accountability.
• Partner with on-site sales to keep homes show-ready and clear obstacles to sales.
• Own occupancy, NOI, and collections; manage budgets and vendor/staff spending.
• Handle rent billing and collections, including notices and payment agreements in line with state law and Fair Housing.
