Job summary

REMS is seeking an Independent Contractor Project Manager to independently plan, execute, and deliver commercial real estate construction projects as the Owner’s Representative. You will lead project teams, manage consultants and contractors, and ensure alignment with client goals, contract requirements, and REMS standards.

The role requires autonomous decision-making, proactive risk management, and collaboration with internal teams and external stakeholders.

Qualifications

• Bachelor’s degree in construction management, engineering, architecture, or related field.
• Minimum 3+ years of experience providing commercial construction project management or Owner’s Representative services.
• Ability to manage projects independently with minimal oversight.
• Strong knowledge of construction means, methods, sequencing and scheduling logic.
• Proficiency with Microsoft Office and construction project management software.
• Ability to interpret plans, specifications and contract documents.

Responsibilities

• Act as the Owner’s Representative, advocating for the client’s best interests.
• Lead assigned projects from pre-development through construction and closeout.
• Serve as a primary point of contact for clients, consultants, and contractors.
• Provide transparent, proactive communication to maintain trust and alignment.
• Independently manage planning, design coordination, procurement, construction and turnover.
• Review drawings, specifications and contract documents to identify risks and opportunities.
• Administer budgets, schedules, cash flow forecasting, change orders, RFIs and submittals.
• Monitor contractor performance and compliance with contractual obligations.
• Identify project risks early and recommend mitigation strategies.
• Coordinate architects, engineers, general contractors, vendors and other stakeholders.
• Collaborate with REMS internal teams to ensure consistent delivery.
• Prepare project reports, meeting agendas, minutes, schedules, and budget updates.
