Job summary

Essex Property Trust is seeking a Porter to maintain the grounds, curb appeal, clubhouse, amenities, and other common areas at one or more properties in the San Jose area. The role supports preserving the asset and providing a quality living environment for residents.

You will perform exterior cleaning, landscaping, and general maintenance while coordinating with the Maintenance Supervisor and Property Manager. A five-day onsite schedule is typical, with occasional travel to other properties.

Qualifications

• High school diploma or GED required.
• Valid driver’s license required to operate golf carts on site.
• Basic computer skills including Outlook and email.
• Ability to read, write, and speak English.

Responsibilities

• Maintain the cleanliness of exterior areas (sidewalks, parking lots, courtyards, landscaping).
• Clean and maintain common areas (lobbies, hallways, restrooms, fitness centers).
• Report maintenance issues or safety hazards to supervisor/manager.
• Ensure trash receptacles are emptied and recycling procedures followed.
• Interact with residents in a friendly, professional manner; assist as needed.
• Perform seasonal tasks (snow/ice removal, leaf blowing, power washing).
• Follow safety procedures and use PPE; report hazards immediately.
• Other duties as assigned.
