Job summary

Concentric Corporation is seeking an experienced Multifamily Property Manager to oversee a portfolio of residential properties in the Omaha area. You will manage daily operations, coordinate maintenance, and provide detailed reporting to owners and stakeholders.

The ideal candidate is highly organized, proactive, and customer-focused, capable of budgeting, rent collection, and ensuring lease compliance across multiple properties in a fast-paced environment.

Qualifications

• Experience in property management, residential real estate, or multifamily housing.
• Experience coordinating maintenance, repairs, vendors, and projects.
• Understanding leases, rent collection, expenses, and day-to-day operations.
• Strong customer service and relationship-building skills.
• Excellent written and verbal communication; strong organizational skills.

Responsibilities

• Manage day-to-day operations of assigned multifamily and residential properties.
• Serve as primary contact between property owners, residents, vendors, and internal teams.
• Coordinate maintenance with vendors and ensure timely completion.
• Conduct regular property inspections and monitor vendor progress.
• Identify improvements and capital expenditures.
• Perform rental and market analysis and communicate findings to owners.
• Coordinate rent collection and address delinquencies and fees.
• Review and approve property-related invoices and expenses.
• Provide owners with regular financial and maintenance reporting.
• Ensure leases are understood and enforced per terms.
• Obtain bids for repairs and improvements; monitor project progress.
• Direct and monitor maintenance requests, vendors, and onsite resources.
• Maintain resident communication and respond to concerns professionally.
• Support budgeting, cash reserves, and replacement planning with accounting.
• Monitor expenses and seek operational/financial improvements.
• Respond to urgent or emergency property concerns.
• Maintain property records and communications.
• Ensure properties are managed per company standards and laws.
