Responsibilities

  • Manage day-to-day operations of assigned multifamily and residential properties.
  • Serve as primary contact between property owners, residents, vendors, and internal teams.
  • Coordinate maintenance with vendors and ensure timely completion.
  • Conduct regular property inspections and monitor vendor progress.
  • Identify improvements and capital expenditures.
  • Perform rental and market analysis and communicate findings to owners.
  • Coordinate rent collection and address delinquencies and fees.
  • Review and approve property-related invoices and expenses.
  • Provide owners with regular financial and maintenance reporting.
  • Ensure leases are understood and enforced per terms.
  • Obtain bids for repairs and improvements; monitor project progress.
  • Direct and monitor maintenance requests, vendors, and onsite resources.
  • Maintain resident communication and respond to concerns professionally.
  • Support budgeting, cash reserves, and replacement planning with accounting.
  • Monitor expenses and seek operational/financial improvements.
  • Respond to urgent or emergency property concerns.
  • Maintain property records and communications.
  • Ensure properties are managed per company standards and laws.

Position Overview

Concentric Corporation is searching for an experienced Multifamily Property Manager to oversee a portfolio of residential properties in the Omaha area.

This position will be responsible for the day-to-day management and overall performance of assigned properties, serving as the primary liaison between property owners, tenants, vendors, maintenance professionals, and internal teams. Responsibilities will include property operations, financial oversight, rent collection, maintenance coordination, vendor management, owner reporting, lease administration, and regular property inspections.

The ideal candidate is highly organized, proactive, and relationship-focused. This individual should be comfortable managing multiple properties and priorities while providing a high level of service to both property owners and residents.

Location: Omaha, NE | Onsite

Key Responsibilities
  • Manage the day-to-day operations of assigned multifamily and residential properties
  • Serve as the primary point of contact between property owners, residents, vendors, and internal teams
  • Coordinate property maintenance and repairs with vendors and follow up to ensure work is completed appropriately
  • Conduct regular property inspections to evaluate overall condition, identify maintenance needs, and monitor vendor progress
  • Proactively identify property improvements, future maintenance needs, and potential capital expenditures
  • Perform rental and market analysis for assigned properties and communicate findings to property owners
  • Coordinate monthly rent collection and follow up on outstanding receivables, delinquencies, and applicable late fees
  • Review and approve property-related invoices and expenses
  • Provide property owners with regular reporting regarding financial performance, maintenance activity, repairs, and other significant property updates
  • Develop a strong understanding of individual property leases and ensure responsibilities are carried out in accordance with lease terms
  • Obtain competitive bids for repairs, maintenance, and property improvement projects
  • Coordinate approved vendor work and monitor projects through completion
  • Direct and monitor maintenance requests, vendors, and onsite resources as applicable
  • Maintain consistent communication with residents and respond professionally to questions or property concerns
  • Work with accounting to support property budgeting, cash reserves, capital improvements, and replacement planning
  • Monitor property expenses and identify opportunities to improve operational and financial performance
  • Respond to urgent or emergency property concerns when necessary
  • Maintain accurate property records, documentation, and communication
  • Ensure assigned properties are managed in accordance with company standards and applicable laws and regulations
Qualifications
  • Previous experience in property management, residential real estate, multifamily housing, or a closely related field required
  • Experience coordinating maintenance, repairs, vendors, and property-related projects
  • Understanding of leases, rent collection, property expenses, and day-to-day residential property operations
  • Strong customer service and relationship-building skills
  • Excellent written and verbal communication skills
  • Strong organizational skills with the ability to manage multiple properties, projects, and deadlines
  • Proven problem-solving and analytical abilities
  • Ability to handle confidential and sensitive information professionally
  • Self-motivated with the ability to work independently and take ownership of assigned properties
  • Proficiency with Microsoft 365 and general business technology
  • Valid driver's license and reliable transportation for regular property visits
  • Ability to respond to occasional property emergencies outside of normal business hours
Preferred Experience
  • Multifamily or residential property management experience
  • Nebraska real estate license
  • Experience managing a portfolio of multiple properties
  • Experience with owner financial reporting, rental analysis, budgeting, and property-level financials
  • Experience with vendor bidding, contract services, and capital improvement projects
  • Familiarity with property management software and reporting systems
