Qualifications

  • Proficient problem-solving and analytical abilities.
  • Working knowledge of Microsoft 365.
  • Ability to maintain confidentiality, sensitivity, and professionalism.

Responsibilities

  • Coordinate maintenance and repairs with vendors, following up to ensure quality and timely completion.
  • Direct and supervise maintenance requests and vendors on property-related concerns.
  • Obtain competitive bids for contracted repairs and schedule approved work.
  • Conduct regular site visits to review property condition, monitor vendor progress, and confirm resident satisfaction.
  • Proactively identify areas for improvement and help budget for future capital needs.
  • Serve as the primary liaison between landlords and residents.
  • Maintain familiarity with lease terms to act effectively and efficiently on behalf of property owners.
  • Respond to emergencies and address resident concerns promptly and professionally.
  • Perform rental analysis on properties and deliver findings to owners.
  • Oversee monthly rent collection and approve property bills.
  • Prepare and communicate monthly financial and maintenance reports to clients.
  • Follow up on receivables and pursue payment on delinquent accounts and late fees.
  • Partner with the accounting team to help build cash reserves for capital improvements and replacement programs.
  • Build and maintain strong relationships with key vendors in the Omaha area.
  • Ensure compliance with company standards and applicable property management laws and regulations.

Key Responsibilities
