Job summary

Asset Living seeks a Maintenance Supervisor to manage all maintenance operations for the community, coordinating staff and vendors, ensuring safety standards, and delivering high-quality service to residents. The role requires on-site work, budget adherence, and active engagement with residents and management.

Responsibilities include preventative maintenance, inspections, on-call emergencies, and ensuring compliance with Fair Housing and OSHA requirements.

Qualifications

• High School Diploma or Equivalent.
• Ability to understand and perform all on-site software functions; basic computer skills required.
• Must have basic knowledge of Fair Housing Laws and OSHA requirements.

Responsibilities

• Maintenance Management
• Regular/daily onsite attendance is required
• Coordinate, schedule, and respond to resident/management requests and work orders
• Ensure all repairs and replacements necessary for community common areas and units
• Inspect grounds, buildings, and other community features daily to identify hazards
• Manage and order maintenance supplies inventory within budget guidelines
• Maintain a preventative maintenance program to extend life of the community
• Maintain a well-organized maintenance shop adhering to safety standards and OSHA guidelines
• Promote safe work practices and hazard communications
• Participate in unit inspections as requested
• Supervise maintenance staff and provide direction
• Check progress of maintenance staff daily and provide guidance
• Provide input on employee performance evaluations
• Ensure staff training and coaching for quality workmanship
• Promote harmony and quality job performance among staff
• Manage customer and resident relations and monitor service request turnaround
• Represent the community to achieve property objectives and public recognition
• Enforce community policies delegated by the supervisor
• Assist with upkeep of offices, common areas, and model units
• Participate in on-call emergencies at the community
• Plan and utilize resources, bids, and contractor coordination
• Oversee make-ready inspections and ensure completion of work orders
• Oversee maintenance staff scheduling and training under Community Manager
• Maintain records of service requests and OSHA standards
• Engage with staff to ensure high service levels and responsive communication
