Job summary

Capital Square Living seeks an Assistant Community Manager for Summit Place Townhomes. This onsite role leads daily operations, supervises staff, and ensures financial and leasing goals are met at the property.

You will monitor compliance with housing laws and company policies while promoting resident satisfaction and responsible budget management. You will collaborate with the Community Manager, oversee maintenance, and contribute to marketing strategies to achieve occupancy and revenue

Qualifications

• High School diploma or GED or related experience and/or training.
• Demonstrated management and supervisory skills to hire, lead, direct, evaluate, and manage subordinate and team members.
• Ability to read, write and communicate effectively to comprehend and complete legal documents, sell, and explain apartment features and benefits.
• Proficient in word processing, spreadsheet, and database management programs to complete required reports.
• Strong proficiency in using community management software (preferably Yardi).
• Mathematical skills to calculate percentages and manage budgets and financial records.

Responsibilities

• Meet targeted revenues by ensuring rent and fees are collected and posted timely; assist with monthly financial reports.
• Oversee leasing: approve applications, renewals, inspections, notices, evictions, and late fees as per lease terms.
• Manage delinquencies to meet KPIs as directed by Community/Regional Manager.
• Maintain RADIX market survey and support short/long-range marketing and leasing strategies.
• Respond to resident issues promptly to promote satisfaction and retention.
• Ensure maintenance team complies with company standards for safety and appearance.
• Conduct regular inspections and report on property condition and safety.
• Prepare accounting, financial, administrative, and other reports.
