Job summary

The Community Builders, Inc. is seeking a Service Maintenance Manager in Chicago to lead the maintenance team, plan preventive work, and ensure quality living environments for residents. This role combines hands-on duties with leadership, vendor coordination, and budget oversight.

Five days a week in office is required. Strong knowledge of maintenance operations, safety standards, and property management software is essential for success.

Qualifications

• High school diploma or equivalent required.
• 5+ years multi-family operational management experience.
• Experience in training, budgeting and managing expenses; bids and vendor management.
• Industry certifications such as NAHMS, CAMT or OSHA are preferred.

Responsibilities

• Lead maintenance team and vendors at the community.
• Oversee routine and preventive maintenance and unit turns.
• Provide training to maintenance staff and ensure safety
• Manage capital improvements and vendor service contracts
• Coordinate REAC/HQS inspections and audits
• Participate in budgetary reviews and financial planning
• Maintain maintenance shop and inventory with PPE discipline
• Be available for weekend work and on-call rotations
