Job summary

The Community Builders is seeking a Service Maintenance Manager to oversee all physical operations at the community, lead the maintenance team, and deliver hands-on work. This role reports to the Community Manager and emphasizes leadership, mentoring, and a strong safety culture to ensure a quality living environment for residents.

This full-time in-office position requires five days per week on-site, with responsibilities including budget coordination, vendor management, and ensuring REAC/HQS

Qualifications

• High School diploma or equivalent required.
• 5+ years of multi-family operational management experience.
• Experience in training, budget development and managing expenses; bid and managing vendors, service and general building contractors are essential skills.
• One or more industry-Trade certifications/Degrees (NAHMS, CAMT, OSHA, HVAC, ETC) required.
• Willingness to get required certifications within 6 months of hiring.

Responsibilities

• Provide direction, guidance, and supervision to maintenance staff and vendors/contractors.
• Manage and complete routine and preventive maintenance work orders and unit turns in a timely manner.
• Provide training to maintenance team to ensure proper performance and safety compliance.
• Oversee cleaning, painting, decorating, maintenance, landscaping, and repairs.
• Prepare for REAC/HQS inspections and audits.
• Assist in financial review with Community Manager on maintenance and related expenditures.
• Complete budgeted capital improvements and manage vendor service contracts.
• Manage maintenance shop and inventory with a safety mindset.
• Be available for weekend work, on-call rotation and emergency calls.
