Job summary

The Community Builders seeks a Service Maintenance Manager to lead the in-house maintenance team, coordinate vendor services, and ensure timely unit turns and preventive maintenance at a multi-family community in Durham, NC. This in-office role emphasizes leadership, safety, and quality living environments for residents.

Qualifications

• Leadership experience managing maintenance teams and vendors.
• Proficient in MS Word, Excel, Outlook and Yardi or similar software.
• Excellent verbal and written communication skills.
• Knowledge of Federal Fair Housing Laws is a plus.
• Excellent customer service skills.
• Bilingual skills are a plus.

Responsibilities

• Lead maintenance team and vendors at the community.
• Oversee routine and preventive maintenance and unit turns with timely completion.
• Provide training to maintenance staff on policies, safety, and procedures.
• Oversee cleaning, painting, landscaping, repairs, and utilities coordination.
• Prepare for REAC/HQS inspections and audits.
• Participate in budget reviews and manage capital project contracts.
