Job summary

The Community Builders, Inc. (TCB) is seeking a Service Maintenance Manager to lead the maintenance team and oversee all physical operations at the community. This hands-on leadership role includes managing work orders, vendor coordination, and ensuring high-quality living environments for residents.

Five days per week in the office is required. The SMM will train staff, manage capital projects, and participate in safety and regulatory compliance, including REAC/HQS readiness.

Qualifications

• 5+ years in multi-family operational management.
• Experience in training, budget development and managing expenses; bid and manage vendors and contractors are essential.

Responsibilities

• Provide direction, guidance, and supervision to maintenance team members and vendors/contractors at the community.
• Manage and participate in routine and preventive maintenance work orders and unit turns; schedule vendors.
• Provide training to maintenance team to ensure proper performance of duties and safety compliance.
• Oversee cleaning, painting, decorating, landscaping, snow-removal, and repairs (plumbing, electrical, roof, appliances).
• Prepare for REAC/HQS inspections and audits.
• Assist in financial reviews with Community Manager on maintenance and utility expenditures.
• Manage capital improvements and vendor service contracts (HVAC, Pest, Snow, Landscaping).
• Maintain maintenance shop and inventory with a safety mindset and PPE.
• Be available for weekend work, on-call rotation and emergencies.
